  • GRACE Property Procurement helps multifamily property managers submit projects, obtain contractor bids, and receive organized proposal comparisons without having to chase vendors themselves.

  • No. GRACE Property Procurement does not perform the construction work. We help coordinate the bid process so management can review proposals and select the contractor they want to use.

  • No. Our standard service does not include project management, site supervision, scheduling, warranty handling, or quality control inspections. Once a contractor is selected, the contractor and property management team handle the project directly.

  • No. Our standard service is provided at no cost to the management company. If a contractor is awarded work through our process, the selected contractor pays our success fee.

  • Yes. You can choose to use your existing approved vendors, request that additional qualified vendors be solicited, or use a combination of both.

  • The property owner, management company, or authorized representative makes the final contractor selection.

  • Yes. You can choose to have bids presented neutrally, or you can request a recommendation based on the information available at the time of review.

  • No. GRACE Property Procurement does not guarantee contractor pricing, workmanship, schedules, licensing, insurance, or performance. Final contractor selection and project oversight remain the responsibility of ownership and/or management.

  • Use the Submit a Project button on the website and provide the property information, work needed, access details, photos/documents, and when bids are needed.

  • Yes. Photos, scopes, inspection reports, prior proposals, and other supporting documents can be uploaded with the project request.

  • Timing depends on the trade, project size, site access, contractor availability, and whether new vendors need to be reviewed or added. Some projects move quickly. Others require more time because construction likes to pretend calendars are optional. Should you request a timeline that is unobtainable you will be notified of this immediately.

  • The contractor may coordinate access using the contact information provided in the project request.

  • Yes. Contractors can apply through the Contractors page. Vendors may be reviewed for licensing, insurance, service area, trade type, communication, and overall fit.

  • Yes. Our goal is to organize the bid process and present clear information. Recommendations are only provided when requested.
